No Full Planning Permission Needed

Permitted Development Application

Many building projects don't need full planning permission. We help you confirm your rights, prepare the correct application, and get formal approval from the council—quickly and affordably.

Whether it's a householder extension, a commercial-to-residential conversion, or a Lawful Development Certificate, we'll make sure your project is legally confirmed before you start building.

How It Works

Our Process

A clear path from eligibility check to formal council approval.

Step 1

Eligibility Check

We check whether your proposed works fall within permitted development rights, taking into account previous extensions, Article 4 directions, conservation areas, and other restrictions.

Step 2

Lawful Development Certificate

If your works qualify, we prepare and submit a Lawful Development Certificate (LDC) application to confirm your project is permitted development—giving you legal proof.

Step 3

Prior Approval Application

For larger projects (e.g. rear extensions over certain sizes, or commercial-to-residential conversions), we prepare and submit the prior approval application with all required details.

Step 4

Drawings & Submission

We produce accurate plans, elevations, and site plans, then submit the application to your local planning authority with the correct fee.

Step 5

Council Liaison

We handle all correspondence with the council, respond to queries, and keep you updated on progress throughout the determination period.

Step 6

Confirmation & Next Steps

Once approved, we explain any conditions, advise on Building Regulations requirements, and help you move to the construction phase with confidence.
